Frequently asked questions

A Section 32 (Vendor’s Statement) is a legal document a seller must provide before you sign a contract, disclosing key details like title, zoning, outgoings and any building permits. Reviewing it carefully protects you from unexpected issues after purchase, which is why we offer a free first review.

Most residential settlements in Victoria take around 30 to 90 days from contract signing, depending on what’s negotiated with the other party. Complex transactions, such as subdivisions or off-the-plan purchases, can take longer. We coordinate settlement digitally via PEXA to keep the process as efficient as possible.

Both can handle standard transactions, but a property lawyer can also advise on legal disputes, complex title issues and contract negotiation beyond standard conveyancing. At Eminent Lawyers, our property team combines both skill sets under one roof.

Yes, off-the-plan purchases carry additional risks around sunset clauses, variations and delayed completion. We review these contracts closely and advise you on your rights before you commit.
